  1. Soulla

    Hi Ozzie,

I will be needing two more sets of plastic bags to finish packing of all my pantry and refrigerator food. Can you please let me know how I can get the extra bags needed?

    Thank you.

    • Ozzie Camacho

Hi Soulla. Are normally charged $60 per extra bundle. However, since we are unable to make a delivery to you, we would be happy to provide them free of charge if you wanted to stop by our office for a set. Our address is 17800 S Main St Ste 203 Gardena, CA 90248. Our office hours are from 9am-4pm.

      • Soulla Koronidou

        Thank you for that!

        • Ozzie Camacho

          Of course!

  2. Karyn Ray

    Hi
I will have a lockbox. Will you lock up and leave the key in the lockbox after fumigation?

    • Ozzie Camacho

Thanks Karyn. You can email your code to fumigations@accuratetermitecontrol.com. Yes, keys will be left in your lockbox at the end of the fumigation and doors locked.

  3. Bill Moss

    Ozzie
if 30 days after you fumigate , i call your company for an inspection report to confirm if i have active or non active termites and to verify your fumigation killed all termites will you charge me for this inspection ?
i understand escrow inspections after you fumigate are free but you have not answered the above question.
Also , please answer how your inspector will know if any termite droppings he finds during this inspection are caused from an active infestations or from before the fumigation of you do not remove all visible droppings prior to fumigating?
This is my 3 rd attempt to get these two questions answered by you or someone in your company

    • Ozzie Camacho

Hi Bill. If 30 days after the fumigation you suspect termite activity, we will have an inspector go out free of charge to assess whether it is old evidence. Typically, termite droppings alone are not enough to confidently say it’s a new infestation. However, the presence of termites themselves is a stronger indicator of live activity. It’s not uncommon for our crews to locally treat either instance just to be safe side while under warranty, even if it is not for escrow purposes.

    • BIll Moss

You just responded but I do not see it here? You responded ” owners can call for a free inspection if 30 days after fumigation owners suspect termite activity you will have an inspector go out free of charge to assess whether its old evidence … termite droppings alone are not enough to say its a new infestation . Howerver the presence of termites themselves is a stroger indicator of live activity.”

Please clarify , will you or will you not do an inspection at anytime during 3 year warranty for free to verify an owner does not have termites ? If not , what will the cost be for an inspection? You did write the inspection is free after 30 days … so I think you are saying its free anytime after 30 days but for how long can we call for a free inspection.
Next , I understand termites swarm and this is when you can actually see live termites but any other time , the only way I know to see if there are active termites is by finding termite droppings… on all reports I see , the droppings are what you use most of the time to state a unit has Active Infestations . Am I incorrect … how will you know if you have killed all the termites 30 days after if the termites are not swarming which only happens a few months a year? Do you think its a good idea to have your inspectors first remove all visible droppings now so you can tell if termites are killed or not after the fumigation? As you know if they are not killed , there would be new droppings after the fumigation if droppings are removed…. otherwise , if I call you for an inspection , you will have no way to tell us if droppings are new or old or if termites are active unless there is a swarm. I guess you would then need to charge us then to clean droppings and then come out again in a month to see if there are droppings or not and would you then charge us for the second inspection ??

  4. Linda Cameron

In the garage I have a two 4 drawer steel file cabinets that are locked. Is it necessary for them to be inspected prior to fumigation? Files and paper are the only contents.

    • Ozzie Camacho

Hey Linda. Best would be to leave the file cabinet unlocked with the drawers closed. If you’d rather leave it locked up, be sure to stick around on fumigation morning for a representative to check the contents before you vacate.

  5. Meg Bavaro

Do footlockers need to be propped open? (Obviously unlocked)

    • Ozzie Camacho

Propping them open would be very helpful, but not required.

      • Meg Bavaro

        You mean not required correct?

        • Ozzie Camacho

My apologies, you are correct. Propping boxes open is not required.

  6. Meg Bavaro

How do I change the access point for the key from under mat to lock box? And how do I provide a code?

  7. Meg Bavaro

Can plants be left on the bib/aprons of the units??

    • Ozzie Camacho

Do you mind clarifying what you mean by bib/aprons?

      • Meg Bavaro

The driveway in front of the garage. Each unit has one in varying sizes.

        • Ozzie Camacho

Hey Meg. The driveway might not be the best place for potted plants. A lot of foot traffic goes through the driveways and is often times where the tents will have to be dropped when it comes time to remove the tents from the buildings.

  8. Karyn Ray

    Ozzie,
I have chemical sensitivities, allergies, and another medical condition affecting my lungs. My physician recommends against exposure to toxic chemicals used in fumigation. What can I do?

    • Ozzie Camacho

We recommend that you stay out an extra night or two as you see fit. Though the building will be ready for your return on the time and day promised, we encourage you to follow any further guidelines your doctor might have for you.

  9. Karyn Ray

    Ozzie
I’d like a paper copy of the fumigation packet and disclosure forms rather than just electronic. Can Accurate provide this?
    Thanks

    • Ozzie Camacho

No problem. We’ve emailed you a PDF copy of the form.

      • Karyn Ray

        Thank you
#17 of disclaimer, can you clarify “agent” for me?
Does disclaimer apply to Accurate or subcontractors negligence?

        • Ozzie Camacho

Hi Karyn. An agent in this case would be a representative for the home who is not necessarily an owner, tenant, or occupant. This would apply more for property managers, real estate agents, trustee, etc. If an investigation into an incident is necessary, we would also need to take into account the possibility of negligence on the part of the fumigators or Accurate employees.

  10. Karyn Ray

Where can I read the disclosure and any liability waivers requested before filling them out?

Your website says to remove linens, but our preparation instructions don’t. Why is that?

    • Ozzie Camacho

Hey Karyn. You can click through the steps labeled “1-Personal Information, 2-Unit Information, 3-Checklist & Unit Access, 4-Disclaimer, Sign & Complete” to view the entire disclosure. No need to fill in any spaces just to view the form. Can you kindly point out to us which part of our website specifies to remove linens? We will have that corrected as it is not necessary.

  11. Bill Moss

Have you inspected for Subterranean Termites? If found will there be another charge to treat the soil outside units since the fumigation only kills the termites inside the unit and not the subterranean termites queens in the dirt away from the units. What will this costs be ?
    Bill Moss

    • Ozzie Camacho

Hi Bill. The contract details as to what gets treated under warranty can be provided by your community manager.

  12. Bill Moss

    Q-3
    Your contract states ,
Your Warranty ensures a 100% kill of drywood termites infesting the building at the time of fumigation but does not imply
or guarantee coverage of drywood termite infestations anytime after the fumigation is performed.
How will you know in a month or year later , if any termite droppings are new or from before you fumigated if you have not documented where active termites are in each unit prior to fumigating and you have not first cleaned these droppings out prior to fumigating?
    Bill Moss

    • Ozzie Camacho

Hi Bill. Should you suspect termite activity after the fumigation, please have your community manager reach out to us to have an inspector assess any possible infestation for treatment under warranty. Please note that the fumigation does not get rid of termite droppings. As the temperature changes, you may see termite droppings as the seasons change. Nonetheless, we are happy to have an inspector take a look to assess.

  13. Bill Moss

    Q-2
Am I correct per your contract signed by Meg Barfaro – President of Board- your warranty for your tenting is only good for one year. This means if any termites return after one year , you will not kill these termites for the owners for free? We were told in a town hall meeting by Larry Karp , your warranty was 10 years is this correct or incorrect?

    Bill Moss

    • Ozzie Camacho

Hi Bill. Our fumigation contracts typically carry a three year warranty which I believe is the case in your community. The warranty details will have to be requested from your community manager or board of directors.

    • Bill Moss

      Hi Ozzie,
What will the costs be per unit if anyone suspects they have active termites in their units after the fumigation and wants you to inspect?
What will be the costs for an inspection of my unit after or the fumigation to verify if I have termites or not after ?
What is the cost of a Clearance letter from you after the fumigation and if we need one a year from now?
How will you know if I have termites active or not if you have removed all termite droppings prior to fumigating?
Do you agree Termite droppings should be removed by whoever is paying for it prior to fumigating?
Do you agree Termite droppings can cause an allergic reaction to some owners?
Did you inform owners that rats and mice will also be killed by the fumigation and they will cause a horrible ammonia like smell for weeks after as they decay in the walls and attic?
Do you agree an owner should do an inspection for termites and rats on their unit prior to the fumigation so they can trap rats first and remove all termite droppings?
Did you let all the owners know you will breaking into the ceilings of any units like my unit that does not have access to the attic? Will you also be breaking into the enclosed area above each units master closet hat is also not accessible with an opening in the ceiling?

      • Ozzie Camacho

Hi Bill. For billing questions on particular services or inspections to individual homeowners, please contact our office at workorders@accuratetermitecontrol.com. If an escrow clearance is needed within the first year of fumigation, we will gladly send out an inspector free of charge to get you the clearance needed. I cannot agree or disagree to the leading questions you posed as I am not qualified or tasked to make such assessments, but I am happy to assist getting you prepared for fumigation. It was covered in our virtual meetings that rodents would die as well. To clarify, we will not be breaking into any units or enclosed spaces that don’t have point of entry.

        • Bill Moss

So you are only answering questions about preparing for the fumigation and you are not answering all our other questions ?
You are requesting I contact others in your company … are they available to talk on the phone for me to contact them.
I feel you or others should be answering all questions owners have on this form … most owners have more questions than just about preparing for the fumigation by bagging food and moving items….
To do a clearance that is acceptable for lenders and for most HOA ‘s to know units do not have active termites , you will need to do a written report with the clearance letter . Are you saying this report and clearance letter during our 3 year warranty is free? If not how much is it it? Please have anyone in your company answer or get answer for us if you are not qualified to answer ….
Also , please ask someone who has some experience in termites to respond to my questions:
Do you agree Termite droppings should be removed by whoever is paying for it prior to fumigating?
Do you agree Termite droppings can cause an allergic reaction to some owners?
Did you inform owners that rats and mice will also be killed by the fumigation and they will cause a horrible ammonia like smell for weeks after as they decay in the walls and attic?
Do you agree an owner should do an inspection for termites and rats on their unit prior to the fumigation so they can trap rats first and remove all termite droppings?

Finally, your last answer is not a direct answer … I asked if a unit does not have entry into attic and area above master closets will you be breaking into these areas ? Yes or No please …

          • Ozzie Camacho

Hi Bill. The inspections needed to clear escrow are done free of charge (one per listing) if done within the three year warranty period. Any necessary local treatments during the warranty period are also free of charge. Regarding some of your questions that appear to be leading in nature, the answers would be a matter of opinion and could vary depending on the context of each situation and who you ask. Termite droppings can be seen like any other allergen similar to dust so residents who are sensitive to dust/mold may be more susceptible to termite droppings, which could be another benefit to fumigating thus stopping the production of termite droppings. To answer your question about attic spaces with no point of entry, we will not be removing or opening walls to gain entry.

  14. Bill Moss

    Q-1
Has Accurate completed any visual inspections with a written report for any units in our complex so we know the extent of termites in any units. Can you email me this written report if completed?

    • Ozzie Camacho

Hi Bill. Yes, those reports have been given to your board of directors. Please reach out to community management to request a copy.

  15. Linda Cameron

Will the warning agent chloropicrin or vikane harm, discolor or in any way damage canvas paintings hanging on walls? Will these chemicals harm or discolor upholstered light leather furniture? Should these items be covered with drop cloths?

    • Ozzie Camacho

Hi Linda. Canvas or any other paintings will remain unaffected by the fumigation. The same can be said for photos, books, fabrics, leather, etc. as well as any other non-edible material.

  16. Meg Bavaro

Do I need to remove my cleaning supplies and toiletries, including shampoo, face cream, etc.

    • Ozzie Camacho

Hi Meg. All the items you mentioned are non-edible and can therefore be left as is.

      • Meg Bavaro

Thank you for the response. Do we need to turn off or remove our carbon monoxide devices and what about the smoke alarms? Both are mine are from nest. If we have alarm systems, should we arm them when the gas is in process or leave those turned off as well?

        • Ozzie Camacho

Hi Meg. Carbon monoxide devices and smoke alarms can stay as is. Alarm systems can be armed no earlier than 9pm the day the buildings get fumigated. Please just be sure to turn it off by 6am the day you are scheduled to return home.

  17. Miki

I have a tempur-pedic mattress, will it be safe during the fumigation?
Also, do I need to cover my air condition unit that will be covered by the tent?

    • Ozzie Camacho

Hey Miki. Your mattress can stay as is. There’s no need to cover the AC. Just be sure it’s turned off before the fumigators arrive.
